Our Approach
APS & Co is a niche firm of surveyors, in the residential land & development sector, with a track record of performance and integrity. We tend to be approached by SME developers facing delivery or exit challenges, as well as landowners looking to assess their land asset options.
We offer the following services:
- A residential land & development agency business, which specialises in land for the housebuilding industry, on land parcels of whatever size. We provide land / property asset advice can place most site with a developer of a Housing Association.
- Grant funding raise consultancy for SME residential developments via either the Local Authority or Regional Mayoral funds.
- Supported Living Consultancy - RP's, Care Providers, Full development and specification , rent tests for CIC ;s RP's etc (with unblemished sector track records)

Our Ethos
For over 60 years, two generations of family members have placed integrity as the central theme, as well as a policy to remain fully available to our clients until any deal is completed.
Understanding the needs and pressures of both landowner and housebuilder, we tend to remain fully involved along the lifetime of a land promotion / deal, available to resolve any issues that arise.

Our Experience
The latest generation has 21 years of specialist experience as Residential, Land and Development Agents and Consultants, but now offer distinct niche services. We have established a reputation for being a trusted partner in residential and specialist supported land and new homes with both landowner and delivery clients and are well known to local authorities, Registered Providers, the supported living and housebuilding sectors .
Our Services
Our expertise and knowledge as planning and development consultants provides a strong foundation for all the services we offer.
- We act for landowners, providing residential planning promotion advice through the planning system. We specialise in the disposal of such, either via strategic land option agreements on a private treaty basis, or by an informal tender on sites capable of obtaining planning consent in the short term.
- Landowners represented are a mixture of private landowners such as farming families or private landowners. We also act for corporate clients, who are looking to protect or promote asset value, or simply take bespoke professional advice from a niche specialist rather than a national multidisciplinary practice, who invariably farm the job out to a graduate.
- We act for Volume Housebuilders, looking to acquire more land or assist as an outside expert in a specific land negotiation.
- We act for SME Developers - Grant Raising, RP Liaison/Exit provision and BNG Advice.
- We act for Local Authorities, having provided a range of services -see below.

- We offer full Strategic Land services - an in-depth search for prospective candidates for promotion over a 5-20 year term, dependent on given criteria. We provide exhaustive reports and target lists, liaise with landowners and facilitate option agreements.
- As residential land consultants, we also assist as an external expert in a specific land negotiation, providing Intermediary - 'Man in the Middle' services. Sometimes it is simply better to send someone else in.

Introduction of a greenbelt strategic land site to a private equity investor. Negotiation of purchase, introduction to advice given on appropriate solicitors and planning consultants. Introduction of Bloor Homes to the site, together with negotiation and exchange of an option agreement. Assembly of further parcels alongside Bloor Homes to encompass almost 80 acres. Draft allocations in GMSF and now allocation in the Stockport local Plan, with an application in progress.
